Everett Market Update: What the Late October Numbers Show
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
The October numbers are in, and they tell the same story as the fall data with a little more detail: prices are flat to slightly softer, inventory is sharply higher, and buyers have more choices than they have had in years. Here is the sourced read for Everett and the county.
The countywide numbers
The NWMLS September 2026 snapshot put Snohomish County's median sold price at $720,000, down 0.4% from a year earlier, with about 2,967 active listings at the end of September, up 44.2% from a year ago. Supply sits at roughly 3.7 to 3.9 months, the highest in years, and the average home takes about 37 days to sell, unchanged from a year ago. Pending sales ran about 17% below last year and closed sales about 8.9% below, which is what more inventory and a normal seasonal slowdown look like. The NWMLS September 2026 snapshot has the full county table.
The Everett numbers
City-specific data points the same direction. Redfin's three-month read ending September puts Everett's median sale price around $575,000, down about 6.5% year over year, with homes selling in a median of 13 days. A 12-month median from property-data trackers lands near $597,000. ZIP-level medians for October ranged from about $485,000 in 98204 to about $710,000 in 98208, which is the reminder that Everett is really four markets: the south end, the core, the north end, and the east side around Silver Lake.
What it means for you
If you are buying, you have real selection and time to be deliberate, but well-priced homes in the popular neighborhoods still move in a couple of weeks, so stay ready to write an offer. If you are selling, the market is unforgiving of stale pricing: the homes that sell are priced to current comparables, presented well, and marketed from day one. With sale-to-list ratios around 98.6% countywide, the negotiation is real but the gap is small.
The takeaway
The headline is normal, not scary: a balanced market with more choices, flat prices, and a little more room to negotiate. Everett still undercuts the county median by a wide margin, which is why buyers priced out of the south county keep landing here. If you want the current numbers for your specific street or home, that is a conversation I would be glad to have. Knowledge creates confidence.
