Everett Market Update: What the Fall 2026 Numbers Show
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
Here is the straight read on the Everett market right now, from the September 2026 sales data. The short version: prices are a little softer than a year ago, homes are still selling fast, and the city continues to run well below the county-wide median. That combination matters whether you are buying or selling.
The Everett numbers
Redfin's data for the three months ending September 2026 puts the city's median sale price around $575,000, down about 6.5% from a year earlier. Homes are selling in a median of 13 days and drawing roughly two offers, so the market is still active even as prices cool. NWMLS-based analyses that count only houses and townhomes put Everett's residential median around $659,500 for September, against a county residential median of about $745,000. The two figures differ because they count different property types, but they point the same direction: Everett is the county's affordable big city, and the gap to the county average is real.
The county-wide backdrop
The NWMLS September 2026 snapshot put Snohomish County's median sold price at $720,000, down about 0.4% from a year earlier, with active listings up about 44% and roughly 3.5 to 3.8 months of supply. That is the highest level of inventory the area has seen in years. More choices and a little more negotiating room is the honest summary. We are not in a buyer's market by any stretch, but the tightness of the last few years is behind us.
What it means for you
If you are buying in Everett, you have more inventory and more room to be deliberate, but well-priced homes still move in about two weeks, so be ready to write an offer when the right one shows up. If you are selling, pricing to current comparables and presenting the home well matters more than it did a year ago. The homes that move fast are the ones priced right, staged, and marketed hard from day one.
The takeaway
The headline is cooler, not cold. Everett prices are a little below last year, inventory is up, and the city still undercuts the county median by a wide margin, which is exactly why buyers priced out of Snohomish, Lake Stevens, and the south county keep landing here. If you want the current numbers for your specific street or home, that is a conversation I would be glad to have, no pressure. Knowledge creates confidence.
