Stanwood Market Update: The Latest Local Numbers

By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound

Full October numbers were not yet published when this update was written, so the most recent complete local snapshot comes from the October 17 Windermere Stanwood Camano market report, which draws on NWMLS data through September 30, 2026. Here is what it shows, straight.

The Stanwood numbers

That report puts Stanwood's average sale price at about $738,000, with 139 active listings and 315 homes sold in the area year to date. Homes spent an average of about 34 days on the market, and the list-to-sales price ratio sat at 100 percent, meaning homes sold right around their asking price on average.

Those are different numbers from the median figures in ZIP-level trackers, and that is worth saying plainly. Average sale price runs higher than the median when more expensive waterfront and acreage sales close in a period, and third-party trackers refresh on their own schedules. The useful takeaway is the shape of the market: about a month on market, more inventory than Stanwood has had in a while, and homes still selling at their asking price on average.

The wider picture

Statewide, the NWMLS numbers through mid-October show the balance tilting toward buyers. Washington's median sold price ran about $612,000 over the trailing twelve months, down 2.1 percent year over year, with roughly 25,354 active listings across the state, per Beyond Real Estate's October 14 market report. Mortgage rates near 7.4 percent are the other half of the story, and they are what keep monthly payments feeling expensive even where list prices have flattened.

What it means for you

For buyers: this is the most choice Stanwood has offered in a while, and homes are staying on the market long enough to actually compare options. For sellers: pricing and presentation decide the outcome. Homes priced to today's market and marketed from day one are still selling at asking. The ones that sit are usually priced at what the market used to be.

The takeaway

Stanwood's market is genuinely balanced right now, which is a healthy place to buy or sell from. If you want to know what your specific home is worth today, or what is actually for sale in your price range, that is a conversation Curt is glad to have, no pressure.
