How to Choose the Best Real Estate Agent in Snohomish County
By Curt Simmons, Broker · WA License 51380 · Keller Williams North Sound
Choosing an agent is the highest-stakes hiring decision most homeowners make, and most people make it in an afternoon on a friend's recommendation. A good referral is a fine starting point. It is not a substitute for asking real questions.
Questions to ask any agent
- How long have you sold real estate, and where? Ten years in one town beats twenty years spread across three counties. Local knowledge is renewal notices and school boundary maps, not just comps.
- How many homes have you sold, and in my price range? A specialist who sells $1.5 million waterfront in Mukilteo may not be your best advocate for a $650,000 move-up in Marysville.
- What is your marketing plan for my home, in writing? Codes do not matter here, so I will be plain: if the answer is "the MLS will do it," run. Today's marketing is targeted digital campaigns, data analysis, and professional presentation, not just a sign.
- Who will I actually work with? At team-based brokerages, the person you meet is not always the person who answers your calls. Ask directly. My clients work with me, and my team supports the transaction behind the scenes.
- What happens when something goes wrong? Every transaction hits a snag. Ask for a real example of a tough negotiation or a failed inspection and what the agent did.
- Do you have construction or inspection knowledge? This is rarer than it should be. An agent who can look at a foundation crack and tell you whether it is cosmetic, and who knows which repairs buyers actually pay for, saves you thousands in prep and negotiation.
Red flags
- Guarantees. Nobody can promise a sale price above market or a sale in a week.
- Pressure to list at an inflated price to win your business. Your home will then sit, and the agent will ask you to reduce it, and you will have lost your best marketing window.
- Vanishing communication. If an agent does not return calls before you hire them, they will not after.
Who you work with matters. This is true in real estate more than almost any purchase you will make. Do not let a difference of one percentage point in commission decide it. The agent who sells your home for 3% more, negotiates away the $20,000 repair list, and keeps your family calm through two overlapping closings has paid for themselves many times over.
Whether you end up working with me or not, I am glad to answer those questions honestly. That is what a consult is for.
